End of Tenancy - important steps

1) Your tenancy ends on Wednesday 31 July 2019. Two months before this I will serve you with a Section 21 notice, stating that I require you to leave the property on this date.
-when you plan to actually move out of the property.
-your bank account number and sort code for return of your deposits.
2) In order to receive your security deposit back in full, at the end of the tenancy the property needs to be left in the same state and cleanliness as at the beginning of the tenancy. Please:
-clean the house thoroughly. The kitchen takes the longest time, including wiping down cupboards (inside and out), the fridge (clean all trays and wipe down inside), the microwave, the hob and extractor hood, the sink, the floor (including under & behind the fridge, washing machine, etc). Clean the oven thoroughly with Oven Pride (be careful not to spill any on the floor as it may stain). Clean and scrub all surfaces in the bathrooms. Vacuum the whole house, wipe down surfaces and skirting boards, and clean the insides of windows. In the lounge, remove any ash from the woodburner and clean the glass. If necessary, rent a RugDoctor (e.g. from Morrisons) and use to clean carpets.
-make sure all rubbish and recycling is removed and collected before you move out so that the bins are all empty. Be sure to make use of Exeter University's 'Students on the Move' service for collecting rubbish
-tidy up and weed the garden, and sweep the paved area
-check through the inventory to ensure all items are present and accounted for (see download link above)
-remove any pictures, picture hooks and bluetack from the walls. Assuming you leave the house clean and only minor touching up of the paintwork is necessary I don't mind you leaving that to me as I have tins of the correct paint colours.
-remove all your belongings, including from the garden shed.

The key to getting all this done is to share the burden together - many hands make light work!

If any of the above are unsatisfactory and I have to pay for professional cleaning, repairs, or replacement of inventory items, I will include copies of receipts to account for any deductions made from your deposits. Any deductions will be applied equally to each of you.
3) Please leave me:
-receipts showing up-to-date payments of gas and electric bills
-any residents car parking permits (so they can be returned and cancelled when the new students are applying for theirs). Also if you have any left over visitor permits I am sure the new students would appreciate you leaving these too.
-a list of any faults or issues that I should be aware of.
-your bedroom door key in its lock in your bedroom door, with the rest of your key set attached, including: front door yale key, front door mortice key, kitchen rear door key, and rear gate key
-leave the shed key on one of the hooks by the fridge
4) On the day you actually move out:

-make a note of the gas and electric meter readings
-READ THROUGH THIS LIST AGAIN TO ENSURE YOU HAVEN'T MISSED ANYTHING.
-text or email me to confirm you have moved out.
